Project Description: The project proposes the development of a total of one hundred and four (104) residential units, which will consist of thirty-one (31) detached single-family residences; fifty-three (53) townhomes and twenty (20) moderate affordable apartments, at an undeveloped 8.23-acre site at the southwest corner of North Indian Canyon Drive and East Racquet Club Road. As designed, the proposed single-family residential lots will be 2,850 SF in size, with two (2) floor plan options of 1,774 and 1,900 SF in size.
The townhomes are proposed to be configured as duplexes and triplexes in two story structures with a maximum height of twenty-four (24) feet. Two floor plan options of 1,485 and 1,844 SF in size are being proposed for the duplexes. The affordable apartments consisting of fourteen (14) studios and six (6) one-bedroom units are all proposed to be two-story structures. This component of the proposal will be designated for moderate to lower-income households, which could allow for the qualification for density bonus provisions.
The proposed project includes a recreation amenity consisting of a pool pavilion, BBQ area, seating area, bicycle rack, and restrooms. The recreation amenity is in the mid-section of the site and there are pedestrian paths of travel leading to the facility from various sections of the development. A dog park for the future residents of the development is proposed at the southern section of the project site.
