Tramview Heights Specific Plan

The City of Palm Springs is proposing the Tramview Heights Specific Plan, a community-driven update to the College Park Specific Plan. Covering approximately 510 acres, the plan establishes a framework for new housing, neighborhood-serving businesses, parks, improved mobility, open space, and other community amenities. It also responds to residents’ desire for a grocery store and other essential services by creating flexible land-use opportunities and development standards to help attract neighborhood-serving retail along key corridors, including Indian Canyon Drive.

Public Hearing: The Palm Springs Planning Commission will consider the proposed Tramview Heights Specific Plan, related General Plan and zoning amendments, and an environmental review addendum on Wednesday, November 18, 2026, at 5:30 p.m. at City Hall, 3200 E. Tahquitz Canyon Way.

The draft Specific Plan can be found here: Draft Specific Plan.
